01Why bespoke

What makes a garden room bespoke?

A bespoke garden room is designed for one garden and one purpose. We set the size, shape, floor level, roof and window positions to suit your plot, rather than squeezing a standard building into it.

This matters in Newcastle, where few gardens are flat rectangles. A long, narrow yard behind a Heaton terrace needs a different building from a sloping lawn in Gosforth or a wide plot in Ponteland. We look at where the sun falls, which windows overlook the garden and how the ground slopes, and we design from there.

  • Sized to your boundaries and levels
  • Glass placed for views and privacy
  • Layout planned around how you'll use it

02Uses

What can you use a bespoke garden room for?

The use shapes the design, from ceiling height to where the sockets go. These are the rooms Newcastle homeowners ask us for most often.

  • Home office

A quiet place to work, with the desk placed away from screen glare and plenty of sockets. Our garden offices page covers the detail.

  • Home cinema

Less glass on the screen wall, blackout blinds, a dedicated circuit for the AV kit and walls built to keep sound in.

  • Snooker and games room

We plan the room around the table, with clear cue space on every side and a floor strong enough for a slate bed.

  • Home gym

A strong floor, rubber matting, good airflow and as much headroom as the rules allow. See our garden gyms page.

  • Music and hobby room

Rehearsal rooms, sewing rooms and workshops, each with the power, light and storage the hobby needs.

  • Snug or garden lounge

A warm room for reading or watching the garden in winter, with wide doors that open onto the deck in summer.

03Design choices

Design choices for your garden room

Every visible finish is your choice. We talk through each one at the design stage, including how much care it will need over the years.

Cladding

Larch and cedar are popular on Tyneside and weather to a soft silver-grey if left untreated. Composite boards keep their colour with little upkeep. Fibre-cement and metal give a sharper, more modern look.

Roof shape

A flat or mono-pitch roof keeps the building low, which helps when it sits near a boundary. A pitched roof gives a taller, vaulted ceiling where the building can sit further back.

Glass and doors

Sliding doors, bi-folds, corner glazing and rooflights each frame the garden in a different way. We place the glass to catch the best views while keeping the room private from neighbours.

Inside the room

Walls can be plastered and painted to feel like the house, or lined in timber or plywood for a warmer, harder-wearing finish. Lighting is layered so the room works on a dark winter afternoon, and heating is matched to how often you use it. Our insulated garden rooms page explains how we keep rooms warm.

05Design consultation

How does the design consultation work?

We start by asking how you'll use the room, who will use it and when. If a snooker table or a drum kit sets a minimum size, we note that first. Then we visit, measure the garden and record the levels, access, trees and drains. This is the same first step for all our garden rooms in Newcastle, whatever their size.

Next we prepare a design showing the size, height, roof, glazing and finishes, with early advice on planning permission. Many bespoke rooms fall within permitted development, but height limits near boundaries can shape the design, so we check this before you commit. If you're drawn to clean lines and large glass, our contemporary garden rooms page shows that style in more detail. Once you're happy, you get a clear quote listing what's included.

07FAQs

Frequently asked questions

Can’t see your question? Ask us directly and we’ll be happy to help.

How much does a bespoke garden room cost?

It depends on size, finishes, ground conditions and access, so we price each project after a survey. Our garden room costs guide explains what drives the price.

Can you fit a snooker table in a garden room?

Often, yes. A table needs clear cue space on every side, so we plan the room around the table first. Then we check that size works within the planning and Building Regulations limits for your garden.

Can you build on a sloping garden?

Yes. Sloping gardens are common across Newcastle and Gateshead. We use ground screws, a raised frame or a base cut into the slope, depending on the gradient. Our installation page explains the options.

Do bespoke garden rooms need planning permission?

Many don't, as long as they meet the permitted development limits on height, position and use. Listed buildings, flats and conservation areas have tighter rules, so we always suggest checking with your council.

How long does a bespoke garden room take to build?

It depends on size, specification, access and ground conditions. We agree a programme with you before work starts, so you know what will happen at each stage and roughly when.
