01Work from home, properly

Why choose a garden office over a spare room?

Working from a spare bedroom or the kitchen table rarely lasts. The laptop never gets put away, calls get interrupted and work spills into the evening. A garden office keeps the two apart. You walk down the garden to start the day and close the door when it ends.

Working from home is now part of normal life for plenty of households in Newcastle, from Jesmond terraces to family homes in Gateshead. For them, a well-built office soon pays its way in comfort and focus.

  • Double-glazed windows and doors
  • Power for lighting, heating and tech

02Built for the working day

What makes a garden office work well?

We plan these details with every office client before the design is signed off.

  • Plenty of sockets

A dedicated circuit from the house, its own consumer unit and double sockets at desk height. All electrical work is certified under Part P.

  • A desk without glare

Screens are easiest to read with the window to one side. We place the desk so you see the garden when you look up, without glare on the monitor.

  • Quiet for calls

Insulated walls cut outside noise. Inside, a rug or a couple of acoustic panels stop the echo that makes a hard room sound hollow on calls.

  • Lighting for video calls

Daylight across your face rather than behind you, plus soft, dimmable lights for dark afternoons, keeps you looking natural on camera.

  • Best heating for a garden office

Electric panel heaters suit most offices. An air-to-air heat pump costs more to fit but heats efficiently and cools on hot afternoons. See our insulated garden rooms page.

  • Security

Multi-point locks, optional laminated glass and outdoor lighting. Tell your home insurer about the office and the equipment inside it.

03Connectivity

Garden office internet: Wi-Fi or cable?

A buried cable is the most reliable choice. Gardens in Newcastle range from short yards to long plots, so the best option for you depends on the distance from the house and how much you rely on video calls.

OptionHow it worksBest for
Ethernet cableA network cable runs in a duct from your router, often in the same trench as the powerDaily video calls and large file transfers
Mesh Wi-FiA mesh unit extends your home network into the officeOffices close to the house
Wireless bridgeTwo outdoor antennas link the house and office by line of sightLong gardens where digging a trench is hard

Even if you start with Wi-Fi, we suggest laying a spare duct so a cable can be added later.

04Size and layout

How much space do you need for a garden office?

One person with a desk, a chair and some shelving can work comfortably in a modest room. Two desks, a meeting table or a wall of storage need more. We plan the furniture first, then fit the windows, sockets and lights around it. If the room will also be used for painting, music or yoga, our garden studios page has layout ideas.

Size also affects the rules. A room under 15 m² with no sleeping space is generally exempt from Building Regulations, while larger rooms have extra conditions. We'll explain where your design sits and help you choose a size that suits both your work and your garden. Our garden room costs guide explains how size affects the price.

05Rules and responsibilities

Do garden offices need planning permission?

Often not. A garden office used by you as part of normal home life usually counts as permitted development, as long as it meets the limits on height, position and garden coverage. Our planning permission guide sets these out in full.

Things change if clients, patients or staff visit regularly. The office may then no longer count as part of the home, and you may need planning permission. If that applies to you, speak to Newcastle City Council, or your own local council, before you build.

Business rates and tax

A building used mainly for business can sometimes attract business rates, and claiming the cost against tax is not simple. We're not tax advisers, so please speak to an accountant first.

07FAQs

Frequently asked questions

Can’t see your question? Ask us directly and we’ll be happy to help.

Will a garden office be warm enough in winter?

Yes, if it's properly insulated and heated. Every garden office we build has insulated walls, floor and roof with double-glazed windows and doors, so it stays comfortable through a Newcastle winter.

Does the electrical work need certifying?

Yes. New circuits fall under Part P and must be installed and certified by a registered competent person, or notified to Building Control. We arrange this as part of the build.

How long does it take to build a garden office?

It depends on size, access and ground conditions. We give you a programme before work starts, and our installation page explains each stage.

What does a garden office cost?

Price depends on size, specification, access and groundworks, so we quote each project after a survey. Our garden room costs guide explains the main factors.

Can my garden office double as a guest bedroom?

Not under permitted development. Sleeping space is not treated as part of normal home use for an outbuilding, and it also brings the building under Building Regulations. If you need a guest room, talk to us and your council early.

How do I get a quote for a garden office in Newcastle?
