Often not, even for a sizeable room, as long as it meets the permitted development rules. It must be single storey and sit behind the front of the house. Within 2 m of a boundary it can be no taller than 2.5 m. Further away, the limit is 4 m with a dual-pitched roof or 3 m with any other roof, with eaves no higher than 2.5 m. Outbuildings and extensions together must cover no more than half the land around the original house, and the room must be used for something like an office or gym rather than as separate accommodation. Our planning permission guide explains the detail.
Conservation area and Green Belt
Within the Ponteland Conservation Area, you cannot build an outbuilding between the side of the house and the boundary without permission. Green Belt status does not remove permitted development rights for houses on its own, but any scheme that needs an application will be judged against Green Belt policy. Listed buildings and flats always need permission. In a green setting like this, a simple contemporary design in dark cladding often sits quietly among the trees.
Do Darras Hall covenants affect a garden room?
They may. Many Darras Hall properties carry restrictive covenants that can control what is built. These are a private legal matter, separate from planning, so check your title deeds and take legal advice where needed before you commit to a design.
Applications and Building Regulations
A Lawful Development Certificate gives formal confirmation that a scheme is permitted development. If you need to apply, the householder fee in England was set at £528 from April 2025 and is now index-linked, so check the Planning Portal fee calculator for the current figure. Rooms over 30 m², or any with sleeping accommodation, need Building Regulations approval. Smaller rooms are generally exempt, subject to rules on boundary distance and materials. Electrical work must meet Part P. We always recommend confirming your position with the council. Our garden room costs page explains how size and specification affect the price.
