01The short answer

How much does a garden room cost in Newcastle?

The cost of a garden room depends on its size, how it is built and where it is going. A small reading room on a flat lawn with easy access costs far less than a large, glass-fronted office on a sloping plot at the far end of the garden.

That is why we do not publish a price list. Standard prices for set sizes often leave out the items that change the total most, such as the base, the power supply and the finishing. Instead, we talk to you about how you will use the room, look at your garden and then send a fixed written quote for your project. Most homeowners in Newcastle find this far more useful than a headline figure that grows later.

02Cost drivers

What affects the price of a garden room?

Six things make the biggest difference. Some are design choices, and some depend on your garden.

  • Size

A bigger room needs more structure, insulation, cladding and roofing. Rooms over 30 m² also need Building Regulations approval.

  • Insulation

A room you can use all winter needs thicker insulation in the walls, floor and roof. It costs more to build but much less to heat.

  • Glazing

Glass is one of the largest costs. Wide sliding or bifold doors and full-height panels cost more than a single door and window.

  • Cladding and roof

Softwood, cedar, composite and metal cladding vary in price and upkeep. A green roof or pitched roof costs more than a simple flat roof.

  • Base and ground levels

Many gardens in and around Newcastle slope. Levelling the ground or building up one side adds to the cost of the base.

  • Access and power

A narrow side path means more carrying by hand. A long cable run back to the house means more trenching and cable.

03Inside and out

Fit-out, heating and finishing costs

Once the structure is decided, the inside and the area around the room shape the rest of the budget.

  • Interior. Painted plasterboard is simpler than timber lining. Built-in desks, shelving and feature lighting add cost, which is common in a garden studio.
  • Heating and cooling. Panel heaters are the simplest option. An air-to-air heat pump costs more to fit but can heat and cool efficiently.
  • Water and drainage. A sink or WC means connecting to the water supply and drains, and the cost depends on distance and levels.
  • Approvals. Most rooms need no planning application, but some do. Our planning permission guide explains when fees apply.
  • Landscaping. Decking, paths and outdoor lighting help the room feel finished, but they are often missing from cheaper quotes.

04Illustrative tiers

Typical garden room specifications compared

These three examples show how size and specification work together in typical Newcastle gardens. They are not fixed packages, and the budget column is relative only.

ExampleTypical sizeTypical specificationRelative budget
Compact retreatOften under 15 m²Insulated shell, glazed door and window, simple interior, lighting, sockets and a heater£
Everyday garden officeOften 15 to 25 m²Year-round insulation, larger glazed doors, quality cladding, data cabling and built-in storage££
Architectural statementOften 25 m² and aboveLarge or frameless glazing, premium cladding, green roof, heat pump, bespoke joinery and decking£££

A sloping site, tight access or a long cable run can move any project into a higher band.

05Clear, upfront quotes

What is included in our Newcastle garden room quotes?

Our quotes cover the whole project, including the work around the building. After we have discussed your plans and, where needed, visited your garden in Newcastle or elsewhere in the North East, we list everything so you can see exactly what you are paying for.

A typical quote includes design, the base and groundworks, the insulated structure, glazing, cladding and roof, the electrical connection, interior finishes and installation. Optional extras are priced separately, so you can decide what matters to you.

06Questions to ask

What hidden costs should you ask about?

If you are comparing quotes for garden rooms in Newcastle, ask these questions before you sign. They cover the items most often left out of a low price, and they matter as much for a contemporary garden room as for a small office.

  • Is the base included, and what type is it? Is levelling a sloping site included?
  • Does the price include the cable from the house, the trench and the Part P electrical certificate?
  • Is extra labour for difficult access included?
  • Is the inside fully finished, with flooring, lighting and heating?
  • Are planning or Building Control fees included?
  • Who removes waste and repairs the lawn afterwards?

07Comparing suppliers

How do you compare garden room quotes?

Two quotes for a "4 × 3 metre garden room" can describe very different buildings. Compare the details rather than the total, and treat quotes from Newcastle firms and national suppliers the same way.

  1. Floor area. Check whether sizes are internal or external, because thick walls reduce usable space.
  2. Insulation. Ask for the type and thickness in the walls, floor and roof.
  3. Glazing. Compare the number, size and type of doors and windows.
  4. Extras. Check the base, electrics, decking and clearing up.
  5. VAT. Every quote should say whether VAT is included, as a lower figure may leave it out.

08Value

Is a garden room good value?

A well-insulated garden room costs less to heat through a Newcastle winter and stays drier and more comfortable than a lightly built one. Good cladding and a sound base also mean less upkeep over the years.

A well-designed room may add appeal when you come to sell, although the effect depends on your home and the local market. The best value comes from building around how you will really use the space, for example as a garden office or a garden gym, rather than paying for size you do not need.

09FAQs

Frequently asked questions

Can’t see your question? Ask us directly and we’ll be happy to help.

Why don't you publish garden room prices?

Each room is designed for a specific garden, and the base, access, power and glazing vary a great deal. A fixed quote for your project is more accurate than a published figure.

Is your quote free and fixed?

Yes. The quote is free and fixed for the agreed design and scope. If you change the specification, we update it so you can see the difference first. Request your quote here.

Do your quotes include VAT?

Our quotes state clearly whether VAT is included. Check this on every quote you compare.

How can I keep the cost down?

Keep the footprint as small as your use allows, focus the glazing where it matters and choose a level spot with good access if you can. We are happy to suggest ways to save without weakening the design.

Are garden rooms expensive to run?

A fully insulated room with efficient heating is usually inexpensive to keep warm. Running costs depend on size, glazing and how often you use it.
